Oxford Properties’ Victoria House

Built in the 1920’s neoclassical Victoria House is a Grade II listed property in the Bloomsbury Conservation Area, with 9 stories above ground and 2 basement levels.  It is rectangular on plan, approximately 120m long and 50m wide and will house leading Life Sciences organisations.  Completion is due in June 2025.

Records indicate that the original layout comprised a mix of uses, typically office and meeting rooms at first floor and above, with shops and entertainment below. Basement levels also contained large halls and strongrooms within the bank. In the original layout, to each side of a central circulation ‘core’, two full height lightwells existed from Mezzanine level upwards.

  • Refit and refurbishment of this existing Grade ll listed building, converting a commercial office to a Cat A lab enabled office and write-up space (50/50 split) with associated amenity services.
  • Modifications to the existing plant and MEP services.
  • How works are carried out within a live environment; existing tenants remain in the building throughout the works.
